Byty v New Yorku: Opravdu jsou dražší než v Praze?

New York is one of the most expensive cities in the world, and the prices of apartments here are not exactly the lowest. But how do they compare to the prices of Prague apartments? Are they really as different as one might think? You will find out in the video! How much does an apartment cost in New York The median price of apartments in the city that never sleeps is 1.4 million dollars, or about 28 million crowns. This is quite a high price by our standards, however, it should be added that a third of apartments in New York have a price tag ranging between 300 and 800 thousand dollars, which is equivalent to 6 to 16 million crowns. These are prices that are comfortably close to those in Prague. The difference in prices is of course influenced by the location of the property, the type of house or its surroundings. Apartment tour For our video, we chose 3 apartments located in Manhattan. What do they look like and how much are they offered for? The first of the apartments is a 2+kk with an area of ​​180 m2, which is converted to about 15 million crowns. This is a very decent price for the attractive location of the apartment and considering that it is in a building with a reception, swimming pool and fitness center, however, the problem is that the apartment is a cooperative, which limits further use of it, and its owner has to pay very high fees - converted to about 100 thousand per month. The second apartment is a studio apartment for approximately 6.2 million crowns. This apartment is also a cooperative, however, the fees are much lower - they reach about 20 thousand crowns per month. The third apartment is a popular 2+kk, which is converted to about 11 million. The fees then come to about $ 1,500 per month. Supply vs. demand There are many more apartments on offer in New York than there are potential buyers. According to the Zillow server, which is the American equivalent of our Srealit, there are 1,400 apartments on offer in Manhattan alone with a price of up to 16 million crowns. A big pain point for owning an apartment in New York is the property tax, which ranges between 1 and 2 percent of the apartment price per year. If a similar tax were to be paid in Prague, every owner of a 10 million-crown apartment would have to pay 150 thousand crowns to the state every year (with an average tax of 1.5% of the apartment price).
