Real Estate Market 2026: Which Regions Collapse, Which Boom? The German real estate market is experiencing a dramatic split: While 158 regions will lose real value by 2035, 242 others will rise. In the Erzgebirge district, the Vulkaneifel region, and Kronach, property owners face a loss in value of almost 20 percent. At the same time, Saxony recorded the strongest price increase of all federal states in 2025, with a rise of 5.2 percent, while Thuringia plummeted by 5.2 percent. This gap is widening year by year – and the decisive factor is not city versus country, but rather economic centrality and access to major labor markets. Why are these seven regions being hit the hardest? The German Economic Institute (IW) analyzed 400 districts and identified three main factors: First, outmigration – East Germany outside the major cities, Saarland, and rural districts are losing residents, which is driving down demand and prices. Second, industrial transformation – districts like Zwickau depend on automotive suppliers and are feeling the effects of the transformation to climate-neutral manufacturing directly in their property values. Thirdly, there's the demographic timescale – Mansfeld-Südharz and Elbe-Elster are among the oldest districts in Germany, where heirs reside in major cities, and properties automatically come onto the market. But there are three quiet winners: Leipzig recorded the strongest real price increase in 2025, at 3.1 percent. The metropolitan area surrounding Leipzig – Pinneberg, Stormarn, Havelland, and Oberhavel – expects real increases of over two percent annually. And surprisingly, southern German holiday regions like Ostallgäu benefit from second-home buyers and the tourism industry. The pattern is the same: jobs, immigration, and connectivity. Among the Big Seven cities, the old rule of thumb – Hamburg is rising, Berlin continues to fall – is no longer valid. Real estate is therefore no longer a general investment, but rather a location-based gamble. The Postbank Housing Atlas specifically identifies 51 out of 400 regions as particularly attractive. Those who own property in structurally weak districts should have it professionally appraised, modernize it for energy efficiency, and act promptly. The map is becoming more sharply divided every year – economic centrality is becoming the decisive factor.
