Background to this HMO conversion: HYPE Building was approached during the pandemic by an overseas property investor. He spied a great opportunity to purchase an existing student HMO in a great area for letting. We were asked to evaluate the property and maximise its potential in terms of becoming ultra-appealing to Staffordshire University students. After the initial survey, John realised that instead of trying to squeeze in a fourth bedroom, it would be much more appealing to students if they had their own en-suite and a large community space. As well as trying to get the best return for our investors, we also realise its crucial to satisfy the customer – in this case the students. This HMO would have been far less attractive had the bedrooms and community space been made smaller and the students made to fight for their time in the bathroom. Following the completion of the project, we found that John's instinct was, indeed, correct. The quality of the finished product, its highly convenient location and the fact that each student has their own en-suite meant that this HMO was let within days.
