Borgo di Comunaglia The historic hamlet (“Borgo”) of Comunaglia dates back at least to the end of the IX century and is located on a hill 450 meters above sea level surrounded by woodland and fields, at approximately 30 Kilometers from Perugia or Gubbio and close also to Cortona, Città di Castello, Arezzo and other important cities on the border between Tuscany and Umbria). It includes approximately seven completely fenced hectares of land, with three separate entrances. The Borgo is surrounded by approximately 30 hectares of land including vineyards, olive groves and hazelnut fields. The Houses of Comunaglia The Borgo includes 19 houses of various sizes, each having a private garden, important structures, squares, communal gardens and woodland, a communal swimming pool with separate jacuzzi and a tennis court, as well as an historical church (dated year 980). Some of the houses for a total of 1.200 square meters are completely finished and furnished and some have a dedicated swimming pool. These are currently used by their owners during week ends or holidays. The other houses, for a total of 2.800 square meters need only to be finished internally. All houses are connected to a centralized heating system fueled by pellets, to a well distributed sewage system, to electricity and to water (including two small dams). A Careful Restructuring To respect the authenticity of the architecture yet adopting the most rigorous anti-seismic rules, particular care has been adopted, still achieving full modern functionality. The foundations are in reinforced cement and invisible, the dry-stone walls which border the inside roads of the Borgo are supported by hidden cement, while the materials used for the complete restructuring are original “antique” purchased from similar constructions. Borgo di Comunaglia is among the few hamlets which have at the same time a rural characteristic and a perfest combination of buildings and residence.
