No missed days. Still showing up. Today’s question is: Why would someone buy a property before it is built? At first, off-plan property can sound strange. Why would someone buy something that is not finished yet? Why not just wait until it is built? Fair question. But there are reasons investors consider buying before completion. Buying off-plan can sometimes give investors earlier access to pricing, a better choice of units, more time to arrange finance, and the potential to benefit from growth between reservation and completion. You may be buying into a development, a location, a regeneration area, or a new-build scheme before it is fully completed and before the wider market has fully caught up. But this is important. You are not just buying a CGI image and hoping for the best. Or at least you absolutely should not be 😂 Investors still need to understand the developer, the build timeline, the deposit structure, the legal position, the rental demand, the location, the funding, the valuation risk and the exit strategy. Because off-plan can work very well for the right investor, but only when the numbers, location, developer, timeline and risks make sense.
