Inside Australia's Most Coveted Beachfront Apartment on the Gold Coast

Inside Australia’s most coveted beachfront apartment, Pipis Bilinga captures the essence of coastal living through a refined architectural response grounded in place, lifestyle and memory. Positioned directly on the beachfront in one of the Gold Coast’s last remaining surf village pockets, the project reflects a quieter rhythm of life – one shaped by salt air, ocean views and an enduring connection to community. From the outset, the vision for Pipis was tied to nostalgia and a sense of familiarity. The original site housed a modest fibro beach shack, carrying decades of stories and memories within its walls. Rather than erase this character, the team sought to reinterpret the feeling of that place through architecture that honours the spirit of the coastline. Inside Australia’s most coveted beachfront apartment, every decision supports this ambition, creating a home that feels both elevated and deeply grounded in the culture of the southern Gold Coast. The experience of arriving home is carefully choreographed. Residents move through textured lobby spaces framed by greenery and filtered light before the building gradually opens towards expansive ocean views. Ellivo approached the interiors with a focus on how people genuinely live at the beach, shaping spaces around rituals of arrival, retreat and connection. Floor-to-ceiling glazing draws the Pacific Ocean deep into the floor plan, while sculpted architectural forms create moments of intimacy and sanctuary towards the rear of the residences. Amenity also plays a defining role in the experience. A heated magnesium lap pool, gym, beach shower and dog wash reinforce the active coastal lifestyle that underpins daily life at Pipis. The transition from apartment to beachfront is intentionally fluid, encouraging residents to move effortlessly between indoor and outdoor living. Inside Australia’s most coveted beachfront apartment, the architecture works in partnership with the environment, allowing sea breezes, natural light and uninterrupted views to shape the atmosphere throughout the day. The project reflects a deep commitment to craftsmanship and long-term thinking. Subtle gestures reinforce the timeless quality of the building and speak to the emotional investment behind its creation. The result is architecture that feels calm, resolved and enduring. Importantly, Pipis was conceived as a multi-generational home – a place where family and friends naturally gather over time. The residences balance openness with retreat, creating spaces equally suited to entertaining, solitude and everyday living. Inside Australia’s most coveted beachfront apartment, luxury is expressed not through excess but through careful consideration of how space supports life. Set against the backdrop of Bilinga’s quiet coastline, Pipis represents a more thoughtful approach to beachfront development on the Gold Coast. By prioritising lifestyle, atmosphere and emotional connection to place, the project offers an experience that feels increasingly rare along Australia’s eastern seaboard. Inside Australia’s most coveted beachfront apartment, architecture becomes a framework for slowing down, reconnecting and embracing the understated beauty of coastal living. 0:00 - Introduction To One Of Australia’s Most Coveted Beachfront Apartments On The Gold Coast 0:52 - Capturing the Spirit Of A Quiet Gold Coast Surf Town 1:22 - Designing a Beachfront Building Around an Active Coastal Lifestyle 2:36 - Creating a Sense of Luxury In Everyday Living 3:08 - A Walkthrough Of The Project 4:01 - Design Intentions And Long-Term Vision For more from The Local Project: Instagram –   / thelocalproject   Website – https://thelocalproject.com.au/ LinkedIn –   / the-local-project-publication   Print Publication – https://thelocalproject.com.au/public...
