The first thing you need to understand is that buying a property in Spain and obtaining residency are two completely separate decisions. As of April 3, 2025, the Golden Visa no longer exists. The government eliminated it through Organic Law 1/2025, and much of the information circulating online is still outdated. This is precisely the kind of error that can lead you to make the wrong decision before signing. I also want to address something that almost no one explains clearly: buying remotely from your home country, relying solely on photos from Idealista, is one of the biggest risks you can take. Images are deceiving. Apartments that look perfect on screen can have dampness, noisy neighborhoods, or structural problems that can only be detected by being physically present. Someone has to go, turn on those taps, touch those walls, and talk to the doorman. If you can't be there, you need someone trustworthy to be your eyes and ears in Spain. Furthermore, I'll explain all the taxes that no one details before you buy: the 10% VAT for new homes, the Property Transfer Tax (ITP) of between 6% and 13% depending on the autonomous community for resale homes, notary and registration fees, and the 24% withholding tax if you rent without being a resident. These are real figures that you should calculate before signing, not after. We also address the risk of leaving your property empty: from squatting, which can take between six months and two years to resolve, to undetected water leaks that can ruin your apartment and your neighbor's. An uninhabited house without anyone to supervise it is not only a security risk, it is a real financial risk. And finally, I talk about something that surprises many: choosing the right city changes everything. Madrid and Barcelona have average prices that exceed €460,000 and €600,000 respectively. But there are cities like Zaragoza or Alcalá de Henares where you can live just as well, with quick access to major cities, for half the price. The strategy isn't to sacrifice quality of life; it's to make your money go further.
