Day 249 | The HVAC Deal Hit A Standstill

Description: Day 249 of building my real estate and business acquisition journey. Today was productive, but also a little annoying. The HVAC deal is currently at a standstill. The owner came back and said he is not willing to accept the original LOI structure and wants around $2.5M at closing. Right now, we are still waiting to hear back from the financial institution to see what they are willing to lend against the deal. If the funding works, there may still be a way forward. If not, then the deal may not work. That is part of business. One deal can look strong, then stall because the seller wants different terms, the lender needs to approve the structure, or the numbers just do not line up. I’m also working on a Hawaii opportunity, but that one may require too much down payment as well. We’ll see if there is a way to make it work for both sides. The bigger shift right now is expanding the pipeline into hotels, motels, boutique properties, and other hospitality-style opportunities. There are thousands of these listed across the country, so the goal is to call, qualify, send offers, and find the sellers who are open to creative structure. I’m also building out a Claude + Obsidian system to become more of a second brain for my business. The goal is to organize: Leads Calls Emails Files Daily tasks Financial breakdowns Deal notes Follow-ups Business strategy The main lesson today: When one deal stalls, don’t stop.
