Gokuldham members prefer self redevelopment after presentation from Chandrashekhar Prabhu

Gokuldham was conceived as the abode for workers in the textile mills of Mumbai. The Rashtriya Mill Mazdoor Sangh, the workers union recognised under the BIFR act, enrolled members, mostly leaders from different mills as members and government allotted lands for their accommodation. Since the workers found it difficult to raise funds on their own, it was decided to seek help from some builders. The buildings were built, but the total land was not fully conveyed in the name of the society, despite laws requiring such conveyances. Several members sold their flats and sought accommodation elsewhere. Now the buildings are undergoing repairs and the requirement of the members in the form of space and amenities has increased. They are therefore considering redevelopment. It is in this background that Chandrashekhar Prabhu was invited by the members to make a presentation on self redevelopment. The meeting was attended by representatives of all buildings and also by individual members keen to understand the options for the future. The presentation was very well received and answers were given to the questions raised. The members unanimously resolved to adopt self redevelopment as their preferred model. More and more societies are considering self redevelopment as the most preferred option and its acceptability has been now recognised by all concerned. However some members who have their personal vested interests are still trying to go to builders and bargaining for personal gains as opposed to the common good. It appears to be a conflict of interest, and majority of members obviously want better planning, construction and amenities than what builders offer. This is possible only in self redevelopment. Over and above this, the members will get much more carpet area free than what is offered by the builders. Since members themselves will take decisions, the project will be completed as per time schedule. This is in sharp contrast to the builders schemes, 5800 of which are stuck for over 10 years rendering over 1.25 lakh families homeless. The best part in self redevelopment is that after paying for the entire cost of the project, whatever is surplus will be at the disposal of the members, and if wisely invested, will fetch annuity which would be enough to bear the maintenance expenses. The members will not only get maintenance free living but also some surplus can be utilised for their common needs, which no builder could even dream to give. Over and above all the benefits enlisted herein above, those members who would like to purchase extra area will get such area at a highly discounted price. Members’ heirs, and nearest relatives can also buy flats at a discounted price and home loans can be made available for the same.
