As a real estate investor, my job isn't to let emotions guide me, but to analyze whether a property makes sense as a house flip, as a long-term investment, or simply as a bad buy, even if it's cheap. After reviewing the numbers, structure, and surroundings, I ended up buying for $38,000, but not before understanding exactly where the danger lay.
