Dmytro Struk tells why a low-rise format was chosen for the project, how the architectural concept was created, and how DNIPRO ISLAND should differ from the usual development of Poznyaki and Osokorki. The complex belongs to the comfort+ class. The maximum height of individual sections will be 12 floors, thanks to which the buildings should not press on each other. Different storeys, cascading facades, open terraces, and architecturally distinctive buildings form the recognizable look of the project. During the inspection, we analyze the construction technology and materials used. DNIPRO ISLAND is being built using monolithic-frame technology with walls filled with ceramic blocks and insulation with mineral wool. Three-chamber double-glazed windows with argon are installed in the apartments, and large aluminum window systems are installed on the first commercial floors. The standard ceiling height is approximately 2.75 meters, but in some apartments it reaches 4.3 meters! We show different layouts of apartments in DNIPRO ISLAND: a compact one-room apartment with an area of ​​about 44 m², family apartments with two bedrooms, a spacious apartment of 85 m² with a terrace and a three-room option with an area of ​​about 100 m². Thanks to the location of columns and pylons, owners will be able to change the internal layout, enlarge the kitchen-living room, equip dressing rooms, offices or adapt rooms to the needs of the family. One of the main features of the complex is apartments with cascading terraces. The terraces and upper floors offer views of the green zone, the canal, neighboring neighborhoods and the right bank of Kyiv. At the same time, we honestly check how close DNIPRO ISLAND really is to the Dnieper: the river is located nearby, but not directly next to the house, and to the equipped embankment you need to go through the neighboring building. The inner courtyard will be closed and free from cars. The developer plans to preserve as much natural soil as possible, arrange landscaping, playgrounds, places for recreation, a zone for pets and a so-called dry lake, which will be filled with water after precipitation. The external contour with commercial premises will remain open. We pay special attention to security. The underground parking lot provides a full-fledged shelter with an area of ​​over 300 m² with several bathrooms, reinforced concrete walls and an additional protective contour. Security rooms are being equipped in the high sections on almost every floor. After the war, these rooms can be used to store bicycles and strollers. We are also talking about the energy independence of the complex. Solar panels are planned to be installed on the flat roofs, the energy from which will be used for lighting and operation of common areas. In addition, the building has its own gas boiler room, which should ensure more autonomous operation of the complex. Is DNIPRO ISLAND really the Left Bank 2.0?
