Single family home inventory is down, sales are up, and homes are still selling about 7 percent over asking. Prices continue to rise, but at a much more controlled pace. San Francisco is a different story entirely. Single family homes in San Francisco are absolutely exploding right now. Average prices are up more than 34 percent year over year, inventory is down almost 37 percent, and homes are now selling nearly 25 percent over asking on average. The condo market in San Francisco is also heating up aggressively. Pending sales jumped 45 percent year over year while inventory dropped sharply. Buyers are flooding back into the city after years of slower activity. The big takeaway is simple.
