What you can do: Sell your SF primary residence and carry your Proposition 13 assessed value — your low tax base — to a replacement home anywhere in California, all 58 counties. How many times: Up to 3 times in your lifetime for age and disability qualifications. Disaster victims receive unlimited transfers. San Francisco Example: Your Marina District home carries a Proposition 13 assessed value of $350,000 and a current market value of $2,100,000. You sell and purchase a replacement home in Marin County for $1,600,000. Under Proposition 19, your new taxable base remains approximately $350,000 — not $1,600,000. Estimated annual property tax savings: $18,750 or more.
