What you can do: Sell your SF primary residence and carry your Proposition 13 assessed value — your low tax base — to a replacement home anywhere in California, all 58 counties. How many times: Up to 3 times in your lifetime for age and disability qualifications. Disaster victims receive unlimited transfers. San Francisco Example: Your Marina District home carries a Proposition 13 assessed value of $350,000 and a current market value of $2,100,000. You sell and purchase a replacement home in Marin County for $1,600,000. Under Proposition 19, your new taxable base remains approximately $350,000 — not $1,600,000. Estimated annual property tax savings: $18,750 or more. Filing deadline: Within 3 years of purchasing the replacement property, or within 2 years for full retroactive credit. ━━━━━━━━━━━━━━━━━━━━━━━ PART 2 — THE PROP 19 INHERITANCE TRAP ━━━━━━━━━━━━━━━━━━━━━━━ Most San Francisco families don't learn this until the estate is already in probate. The new rule under Proposition 19 requires BOTH of the following: 1 — Primary Residence Only: The property must be the parent's primary residence at time of transfer. 2 — Child Must Move In Within One Year: The inheriting child must establish the property as their primary residence within one year of the transfer date.
