Anna Denell has been building Vasakronan's sustainability programme since 2008 — nearly two decades ahead of most European real estate firms. Her argument isn't that sustainability is coming; it's that the proof is already in 20 years of data, and the industry's current moment of regulatory retreat is threatening to undo what that data made possible. Vasakronan — a Swedish office real estate company managing 2.4 million square metres across Stockholm, Gothenburg, and Sweden's other major cities — halved its energy consumption once, then halved it again. It issued the world's first corporate green bond in 2013. And it was calculating embodied carbon when, as Anna puts it, "nobody was talking about it." Anna makes the financial case for sustainability in real estate with two decades of evidence: lower operating costs, easier tenant attraction, better yield performance, and cheaper debt. She also calls out a single word in the EU's omnibus legislation that has inadvertently exempted most of the European real estate market from CSRD reporting obligations.
