I’ve been adevising my clients to get in Hudayriat, whether it’s a plot or townhouse or villa or apartment. Own a piece of this island. We’ve had clients previously invested in Yas & Sadiyat who are now investing in Hudayriat. With a govt backed masterplan, sold out launches & lowest supply of Abu Dhabi, Hudayriat will be the most promising investment in AD! We’ve got the Nawayef East & West Hills, with unobstructed views of the sea/beach & city skyline sitting on a hill 50 & 60 meters above sea level. Only 7-8 villas are left on both hills and the cheapest ones start at 10.3M AED with massive plots & built up areas. Price per sqft is 1600 AED/sqft versus Sadiyat beach villas, which is a 10 year old community, going for 2900-3000 AED/sqft. Hudayriat Island was also the 2nd highest transacted community/area in Abu Dhabi in 2024 & in H1 2025 so far, it’s been the highest transacted area with 3.5B AED of transactions so far! Similar communities like Dubai Hills, Tilal Al Ghaf, Oasis & Acres etc. cost over 1800-2500 AED/sqft with much smaller plots & BUAs & cramped layouts. The more premium community on the Island, Nawayef East & West Hills, are situated on a 50M high hill above sea level with single row villas which means every villa on these hills will have unobstructed ocean views. This entire island is being developed by Modon, which is a govt-backed developer whose chairman is the same as Abu Dhabi Govt's Dept of Finance, HE Jasem Al Zaabi. It is an island which is a part of Abu Dhabi govt.'s masterplan & many local Emiratis have themselves bought into the community. Handovers for these villas are in 2028 & construction is well on pace (I visit the Island site & sales center every other week). There is going to be retail, 3 schools & hotels announced soon. Restaurants are already operational. Not to mention, a glamping resort, running/cycling/horse tracks & a sports dome is already operational. Hudayriat also has surf abu-dhabi for those of you into surfing & watersports. A golf course will be announced too. The key takeaway is, if you missed out on Sadiyat & Yas Islands, don't miss out on Hudayriat. Of course, there is a lot in the pipeline to be announced but you'll be buying at a higher price/sqft than these early phases. So far, apartments & villas have been launched but townhouses are rumored to be announced too very soon. The whole island is adding roughly 53KM to Abu Dhabi's coastline with 17-km of crystal clear, turquoise, mangrove-filtered beaches. The island is only 10-15 mins to ADGM (Abu Dhabi Global Market) which is Abu Dhabi's DIFC & financial district. The area bordering Hudayriat are some of the poshest areas (Bateen) that house royal families, sheikh offices & wealthy local families. Think of Bateen as Belgravia of Abu Dhabi.
