In some cases, your bank may allow you to delay the start of repayment of the loan linked to your future property; this is known as the grace period. In other cases, the bank may offer to repay only the interim interest on the loan; this is called the anticipation period. What is a loan with a grace period? Deferred loan, grace period, loan deferral, or even repayment deferral: all these banking terms refer to the same thing. This is a loan with a grace period for repayment. The borrower and lender agree to repay the borrowed capital in a deferred manner. How does a grace period work? A mortgage with a grace period is based on a different mechanism than traditional repayment. It no longer involves paying the loan interest while waiting for the full release of funds, but rather deferring repayment. The deferral period corresponds to the loan period between the first release of funds and the first loan repayment (principal and interest). Why negotiate a deferred repayment? This is of financial benefit to the buyer during this period. For example, an individual must pay their rent because they will be moving later, or they are still repaying a loan for a few months while waiting for the closing of the sale of their previous home. Deferred Amortization and Payment Deferral: What Are the Differences? It is important not to confuse the concepts of deferred amortization (or deferred loan) with deferred repayment. Deferred repayment consists of suspending your loan while repayment has already begun. Deferred amortization, on the other hand, delays the start of your loan repayment. Loan with a full or partial deferral period: What are the differences between these two types of repayment? There are two types of deferred amortization: full and partial. Partial deferral: this concerns the repayment of interest. You do not repay any principal during the deferral period; you only repay the interest; the principal repayment will occur after the deferral period. This is the most common deferral of amortization. Total deferral: This involves the repayment of both the borrowed principal and the interest. Note that during the deferral period, you repay neither the principal nor the interest. Relatively rare, this option involves deferring the payment of the entire monthly installment (principal + interest) to a later date. However, this option is more expensive. If you choose to repay neither the interest nor the principal, the interest is capitalized (unpaid interest will be added to the borrowed principal) and your monthly payments will be higher.
