Real Estate Act, 2016, which was passed on 10 March 2016 by the Rajya Sabha and on 15 March 2016 by the Lok Sabha, became effective on 1 May 2016. It was introduced to ensure the sale of flats, plots, etc., in an efficient and transparent manner. Carpet area: Carpet area includes the inner area of floor excluding exterior and interior wall area, balconies, ducts, staircase, lift area, corridor, lobbies, etc. Built-up Area: Built-up area includes a carpet area with all interior and exterior wall areas, it also includes balconies area but excludes the staircase, lift area, corridor, lobbies, etc. The built-up area is also known as the plinth area. Super Built-up area: Super Built-up area includes Built-up area including staircase area, lift area, corridor area, lobbies, and all common area. Set Back Area: According to RERA, There must be space left for all surrounding Building areas ( Super Built-up area for the front set back area, Side set back area, and Backward setback area for proper ventilation and in consideration of safety for fire hazards.
