What documents are needed for the purchase process? • Passport and passport copy. • 6 passport photos. • Turkish bank account - transferring money from Poland and documenting receipt of the money to the Turkish bank account is required. • Turkish tax number (they may accept a Polish PESEL number) • Official notary to grant a power of attorney What are the buyer's costs? • Power of attorney: approximately 100 EUR • Translator: approximately 50 EUR • Photos: approximately 10 EUR • Property appraisal conducted before a foreigner purchases a property: approximately 900 EUR; the process can take up to 3 months. •Transaction costs: 4% of the appraised property value (4% of the property value recorded at the Real Estate Management Office (TAPU Office). •Iskan: Obtaining a Completion Report - ISKAN (only for newly built houses): starts at 130 Euros, depending on the size and location of the property. For example, an iskan for a 50m2 apartment costs approximately 130 Euros. •Electricity connection: New electricity meter connection: approximately 100 Euros (paid only once). Name change on an existing connection: approximately 30 Euros (paid only once). •Water connection: New water meter connection: approximately 60 Euros. Name change on an existing connection: approximately 30 Euros. •Housing insurance and DASK. Natural disaster insurance (DASK) is mandatory in Turkey and is calculated on a per square meter basis. Because it is Mandatory insurance; you won't be able to provide electricity and water to your property without showing this document. This fee can vary and ranges from 15 to 30 euros, depending on the scope of coverage and the size of the property. • It's also advisable to take out home insurance against fire and flooding. Again, these fees vary depending on the size of the property and exactly what you want to insure. They start from around 90 euros for a one-bedroom apartment to around 220 euros for a large villa.
