Expansion joints in facades fail for three main reasons: design flaws, execution errors, or natural aging of the sealing material. In this video, we will evaluate expansion joints based on a study of these three 21-story buildings, constructed with a structural frame system and brick partition walls. These buildings underwent maintenance 10 years after construction. The failure modes of the sealant can be summarized as: • Adhesive failure. Failure of the bonding between the substrate and the sealant. • Cohesive failure.
