I analyze the problem using economics, urban planning, and civil engineering. The shrinking of apartments is not a design accident. It is the direct result of a process of financialization of the real estate market that began in the 2000s, when large developers went public on the Stock Exchange and began operating with a logic of quarterly financial return. To pay for increasingly expensive land, the solution found was simple: put more units on the same lot. The square footage decreased. The price per square meter increased.
