Inside Texas’ Tallest Tower: Austin’s 1,025-ft Waterline
Waterline Tower is a 74-story skyscraper under construction at 98 Red River Street in Austin, Texas. Rising to 1,022 feet, it will be the tallest building in Texas when completed in late 2026, overtaking Houston’s Chase Tower. The mixed-use project covers 2.7 million square feet and includes 352 luxury apartments, 700,000 square feet of office space, a 252-room 1 Hotels location, and 24,000 square feet of ground-level retail. Designed with 91 megacolumns to lift the lobby above Waller Creek, the tower connects directly into the Waterloo Greenway with new pedestrian bridges and public plazas. Funded privately through a $675 million construction loan and equity investment, Waterline is a bold bet in a city currently facing record-high office vacancies. It represents both Austin’s growing pains and its soaring ambition, asking whether the city’s next chapter will be defined by resilience or overreach.
