Rochdale Village is one of the largest cooperative housing developments in the United States, located in Jamaica, Queens, New York. Built in the early 1960s, it consists of 20 high-rise buildings and is home to thousands of residents. The community was designed to be self-contained, featuring shopping centers, schools, green spaces, playgrounds, and public services all within walking distance. Rochdale Village is known for its diverse population, strong sense of community, and wide open courtyards between buildings. It sits near major transportation routes, including the LIRR, buses, and highways, making it convenient for commuting. Over the decades, it has played an important role in Queens history, especially in providing affordable, middle-income housing. Rochdale Village was named after the English town of Rochdale, Greater Manchester, where the Rochdale Pioneers developed the Rochdale Principles of cooperation. The architect's concept of Rochdale Village was an attractive community covering 122 blocks that would provide the residents with a park-like setting and facilities of suburbia, within the limits of the Urban Jamaica Area. Rochdale Village was designed to be a "city within a city" when it was planned beginning in 1939, in order to boost tourism to the surrounding area also including Springfield Gardens, Rosedale, and Laurelto Rochdale Village was named after the English town of Rochdale, Greater Manchester, where the Rochdale Pioneers developed the Rochdale Principles of cooperation. The architect’s vision for Rochdale Village was an attractive residential community spanning 122 acres, designed to provide residents with a park-like setting and suburban-style facilities within the limits of urban Jamaica, Queens. Planned beginning in 1939, Rochdale Village was conceived as a “city within a city,” offering housing, shopping, schools, open spaces, and community services in one self-contained development. The project was also intended to help stimulate growth and interest in the surrounding areas, strengthening the broader Jamaica community. The site of Rochdale Village was formerly occupied by the Jamaica Race Course, once the area’s only major tourist attraction. The track was operated by the Metropolitan Jockey Club and later by the Greater New York Association, now known as the New York Racing Association (NYRA). When NYRA chose to renovate Aqueduct Racetrack in nearby South Ozone Park, it also decided to permanently close Jamaica Race Course. The track was shut down in 1959 and subsequently demolished. During construction, allegations of racial discrimination by labor unions were documented, most notably in the 1963 National Educational Television program Confronted. When Rochdale Village opened in 1963, it was the largest private cooperative housing development in the world, a distinction it held until Co-op City in the Bronx was completed in 1971. Originally, the resident population was estimated to be 80–90 percent white and 10–20 percent African American, which sparked controversy even before construction began. African Americans were largely excluded from construction jobs, and although Rochdale Village was intended to serve as a national model for racially integrated housing, it became closely tied to the Civil Rights Movement. In 1961, twenty-three protesters were arrested for disrupting construction, including At completion, approximately 10 percent of the units were allocated to Black residents. Over time, the African American population steadily increased. Between the late 1960s and mid-1970s, many white residents left the community, a shift commonly associated with white flight, driven by racial fears, concerns over property values, and discriminatory real estate practices such as blockbusting. By the early 1980s, Rochdale Village experienced economic difficulties, with vacant apartments and challenges maintaining basic services. However, toward the end of the 20th century, the cooperative transitioned to 100 percent owner-occupied units, eliminating rent-stabilized apartments. This change coincided with a citywide decline in crime. By the late 1990s, Rochdale Village had stabilized. A 1997 New York Times article described it as a preferred residence for middle-class Black families, noting only nine vacant units at the time. As of 2008, Rochdale Village was home to approximately 25,000 residents. Rochdale Village Shopping Mall, also known as the Rochdale Village Shopping Center, is a community-focused retail center located in Queens, New York. It serves the residents of the Rochdale Village cooperative with a variety of essential businesses, including grocery stores, pharmacies, and local dining options. Designed for convenience and accessibility, the shopping center provides everyday necessities for the surrounding community. While it remains an important neighborhood hub, some visitors note that it can become crowded and shows signs of age, despite undergoing recent renovations.
