Real estate prices are falling, but customers remain indifferent: the harsh reality behind the market's silence. The real estate market is predicted to remain sluggish in the final months of the year as mortgage interest rates remain high, while new supply is increasing sharply. According to a report by MB Securities (MBS), mortgage interest rates are currently commonly at 13-14% per year, an increase of about 2 percentage points compared to the same period last year. However, according to MBS, liquidity remains difficult to improve as buyers are concerned that interest rates will remain high for a long time. In reality, real estate prices have begun to adjust. In some projects, apartment prices have decreased by about 5% compared to the first quarter, but transactions remain slow. The absorption rate at primary projects is currently only around 50-60%, a sharp decrease compared to over 80% in the same period last year.
