When a housing market is genuinely healthy, developers usually do not need to rely on extreme schemes to attract bookings. But today, buyers are being shown offers such as: • Book a property with just ₹1,000 • Pay the remaining down payment after 3–6 months • Borrow ₹10–15 lakh from friends or relatives • Enter a ₹1 crore property with minimal money of your own • Exit after a few months when the price “appreciates” • Earn lakhs without having real financial capacity But what happens if the price does not rise? What happens if the buyer cannot arrange the next instalment? What happens if the booking is cancelled and the refund becomes difficult? And why would a developer accept such low-value bookings in the first place? This video examines the possible reasons behind these offers: • Are developers trying to show stronger sales numbers on their books? • Are “expression of interest” bookings being presented as genuine demand? • Can financially vulnerable buyers get trapped after making a small initial payment? • Why can an easy entry become a very difficult exit? • Are brokers and property influencers promoting leverage without explaining the downside? • Do these schemes indicate deeper stress in the real estate market? • What should a homebuyer verify before responding to any low-booking or pre-launch offer? The key message is simple: a low booking amount does not mean low risk. A property purchase is not just about entering with ₹1,000, ₹10,000 or ₹10 lakh. It is about whether you can safely fund the full commitment, handle EMI pressure, absorb delays, and exit without losing money. Before booking any property, check the project’s RERA details, payment schedule, cancellation and refund clauses, financing status, actual resale demand, builder track record and your own financial capacity. Do not buy property because an offer creates urgency. Do not borrow from friends or family just to enter a speculative deal. And do not confuse a sales scheme with a sound investment decision.
