Building wealth with real estate is supposedly easy and possible for everyone, even without a large amount of equity. At least, that's what "ImmoTommy" promises online. But many customers are frustrated afterward and feel cheated by ImmoTommy and its team. THE PROBLEM WITH IMMOTOMMY Expensive financing, large sums of money flowing to strangers, and a lack of renovations on the properties – that's often the reality, even though it all sounded so simple online. WHO IS IMMOTOMMY? ImmoTommy, also known as Tomislav Primorač, is a successful influencer on TikTok and Instagram – his large following speaks for itself, suggesting trustworthiness and effective strategies for his fans – or so one might think. IMMOTOMMY'S SUCCESS BASED ON NETWORK One of the victims who contacted us, for example, was contacted by an "Alex from ImmoTommy." He arranged two apartments for him – we'll call him Matthias – as promised, without requiring any equity. Matthias signed the purchase agreement at the notary's office, however, before the financing was in place. IMMOTOMMY'S FINANCING MODEL IS RISKY Our victim entered into a combination of a bank loan from Volksbank and a building savings contract with Schwäbisch Hall, brokered by bank advisor Daniel Benz. He appears repeatedly in our research. Then, however, the bank denied the loan and insisted on equity. Matthias was stunned – hadn't ImmoTommy advertised that it was possible without equity? He has no equity. CONSUMER CENTER WARNS OF OVER-INDEPTIOUSNESS FROM IMMOTOMMY'S CONCEPT According to the Hamburg Consumer Center, ImmoTommy's financing model carries the risk of leading to over-indebtedness. HOW MUCH DOES IMMOTOMMY EARN FROM ITS FOLLOWERS? In Matthias's case alone, around €50,000 flows to ImmoTommy – without this having been agreed upon during the preliminary discussions. Many victims report only learning about such payments on the day of the notarization. Is this a case of fraudulent misrepresentation? One notary stands out in our research… PROPERTIES SOLD FAR ABOVE VALUE BY IMMOTOMMY Reselling to stop the high costs? Not an option for victims like Matthias, because: The actual value of the apartments is only slightly more than half the purchase price. He would incur heavy losses if he sold the company and exited the financing model.
