Real estate appraisal is a technical procedure that determines the market value of a property on a specific date. This value is calculated based on objective criteria, such as location, square footage, construction standard, state of conservation, local demand and characteristics of the surrounding area. Contrary to what many people think, appraising a property goes far beyond comparing prices on a sales website. It is a technical task, carried out by a qualified professional (engineer or architect), based on ABNT standards — mainly NBR 14.653, which deals with property appraisals.
