超巨大リゾートマンション廃墟の最上階に登頂する【ロマネスクリゾート霧島】
Romanesque Resort Kirishima, built by Sumai Co., is a 14-story, arch-shaped resort condominium with a site area of approximately 9,800 square meters, surrounding a southern garden. It houses 252 units, mostly one-bedroom apartments. The basement and first floors are occupied by parking, the second floor houses a party room and a sports gym, and floors three through thirteen are residential. The top floor, the fourteenth floor, houses an observation bath with a retractable dome and an astronomical observatory. Sale prices reportedly ranged from ¥20 million to ¥60 million. A report in Zaikei Kyushu (Zaikai Kyushusha, May 1991) noted, "Nearly 90 units have already been sold, primarily to individuals, including wealthy individuals, doctors, and business owners," and "they hope to sell out by the end of the year." The bubble economy was still in full swing during construction, but by the time the building was completed in 1993, it had burst. Sumai Co., Ltd. went bankrupt in 1998, and the property was acquired by the founder of Marubi Co., Ltd., a condominium management company based in Fukuoka City. It began operating as a members-only resort condominium in 2001. The company then launched its members-only resort business in 2006, opening Romanesque Resort Kikunan in Kikunan Onsen, Kumamoto City, Kumamoto Prefecture. The same year, it also opened Romanesque Resort Yufuin no Mori in Yufuin Onsen, Yufu City, Oita Prefecture. However, Marubi Co., Ltd.'s business deteriorated due to increased borrowings resulting from business diversification and the aftermath of the subprime mortgage crisis, and on August 5, 2008, it filed for bankruptcy under the Civil Rehabilitation Act. This resulted in a massive bankruptcy with 5,600 creditors and total debt of 21 billion yen. At that time, Romanesque Resort had 2,225 members, and their deposit claims amounted to approximately 7 billion yen, causing great confusion among creditors. The Romanesque Resorts in Kikunan Onsen and Yufuin Onsen were transferred to a separate company in 2010 and remain in operation today as part of the Yubel Hotel group, but Romanesque Resort Kirishima was never transferred. Around 2014, Yamayoshikai Medical Corporation, which reportedly holds approximately 70% of the claims, sent letters to other members asking them to cover renovation costs, sparking concern that this was a new form of fraud. This medical corporation also filed for bankruptcy in 2016. Also in 2016, a real estate revitalization company was founded and announced its plan to revitalize Romanesque Resort Kirishima, but the company's official website has not been updated since June 2019. Additionally, real estate websites show examples of condominium owners putting their shares up for sale. Regarding the current state of the building, a visitor in September 2023 posted that while the hotel's exterior appears clean, there is noticeable graffiti and vandalism. A suspicious fire also occurred in October 2023. As of April 2025, the building still exists, with significant fire damage in several rooms and the party room (restaurant).
