I’m Sean Keenon with the Legends Realty Group and in this video we are going to talk about Hoschton, GA. First, let’s clarify how it’s spelled and pronounced. It’s spelled Hoschton, but pronounced Hooshton. Now that we’ve covered that, let’s talk about Hoschton, GA. As I’ve mentioned in several of my other videos, we currently live in Buford, but I would say that Hoschton would be one of the top 2 or 3 other cities I will be considering when it’s time for us to move. Now, the city of Hoschton, is actually quite small and only covers about 2.6 square miles. If you are looking for homes in that area, you will have a tough time. The schools in the city of Hoschton are minimal and do leave a bit to be desired. However, if you use the zip code of Hoschton, which is 30548, you will expand to over 4 counties, Jackson, Gwinnett, Hall, and Barrow. So, when searching for homes on sites like Realtor.com, Zillow, or speaking with your agent, make sure you are searching by the zip code and not the city name. If schools are important to you, Gwinnett County has the highest rated schools of the group according to Niche.com with an overall district rating of an A-, while the rest all have an overall district rating of Bs. As these counties increase in population and growth, I believe that their rates will increase as well. A larger tax base usually leads to better schools. As for home prices, in my opinion, I think you will get some better bang for your buck in the Hoschton area and you will be in the path of growth. When we moved to Buford, it felt like that was the outer range of the metro-Atlanta area and as the area has continued to see huge growth, more and more people are considering moving a little further north up I-85 and Hoschton is their next stop. The plus side of this growth is that you can still get a home on some decent sized land that doesn’t have an HOA or you can get in on some newer neighborhoods that have recently been, or are still being built. You have a mix of brand new construction everywhere and some history and estate homes. If you like something more urban, Hoschton will likely not be for you, but if you want to feel out in the country while having easy access to shopping and a reasonable commute to the Atlanta area, Hoschton might be for you. Hoschton is about an hour from the Atlanta airport and 45 minutes to Atlanta, depending on how far you are from I-85 access. You are about 35 minutes from Lake Lanier and an hour south of Lake Hartwell and the South Carolina state line. Hoschton is surrounded by nature with easy access to parks, rivers and hiking trails. So if you want the outdoors at your fingertips, or at least a short distance from your doorstep, this area might be a good option for you. For shopping and entertainment, you are about 20 minutes away from the Mall of Georgia, which is the largest mall in the state, and 25 minutes from the Tanger Premium Outlets, in Commerce, GA, which is an outdoor outlet mall. For more common shopping, such as grocery stores, Home Depot or Walmart, expect to drive 10-15 minutes. The city of Hoschton also borders the city of Braselton, which is another great area with a good downtown feel and a lot of growth. Look for that video shortly.
