On paper, this deal looked solid. Numbers made sense, location checked out, and it seemed like a straightforward purchase. But once we started digging in, we uncovered multiple issues that could easily cost tens of thousands of dollars if you’re not paying attention. We found moisture seeping through the foundation walls—which is always a red flag, especially in older St. Louis homes. There were signs of mold developing, which not only impacts the structure but also becomes a health concern if left untreated. The roof shingles were in rough shape and likely need replacement sooner rather than later. One of the most important parts of this inspection was running a camera through the sewer lateral line. This is something I highly recommend for anyone buying in St. Louis, especially investors. We were able to see exactly what’s going on underground, and trust me, sewer issues can get expensive fast if you skip this step. We also noticed a leak inside one of the closets, likely coming from the chimney area—something that might’ve been missed without a detailed inspection. On top of that, Alex tested the furnace for CO (carbon monoxide) levels to make sure everything was operating safely.
