LOSING ALL YOUR SAVINGS RIGHT AWAY | Real estate Agent fraudulent action in Pakistan & India

We will share a story of a person who lost all his savings right away. This is a story of real estate agent fraudulent act with his client or an investor. The person retired from job and had a saving of Rs. 10 million or 1 crore and he thought that he should invest that money and keep himself busy as well. The best area he could think of real estate so he started meeting real estate agents. After analyzing all the deals by real estate agents or property dealers he choose one of the deal offered by one of the real estate agents and was successfully able to close that deal. In the process he was also able to make some money which was approx. Rs. 5 lacs. Now when you start earning after retirement and earn well, the first thing that you do is improve on your lifestyle so he did spend on various lifestyle improving expenses. The same real estate agent offered him a deal soon after his first deal was closed and offered him that he has a deal where he has a buyer and a seller. The seller is ready to sell the plot in Rs. 8 crore and the buyer is willing to buy the same land in Rs. 10 crore. The property dealer or real estate agent also highlighted that I don't have any money right now otherwise i would have given biyana to the seller and would have bought the land and then sold it to buyer in 10 crore. Real estate agent acted very prudently and didn't allow this person to get into any doubts. He also told the person that whatever profit will be coming, you can keep 70% of the profit and will honestly give me rest of 30%. This person who had Rs. 10 million fell into this trap of greed as he calculated that he would earn more than double his investment and that too in just 1month. The property dealer guaranteed him that he will close deal in maximum one month. Still the investor wanted some security so he told the real estate agent he wanted to meet both buyer and seller and confirm that the land is in the name of seller. He was made to meet the seller and given the copy of documents and once the client confirmed, the land was in the name of seller. Few days later the property dealer also asked the investor to come to his office and he will make him sit with the buyer but the real estate insisted that you should not argue or discuss anything with the buyer. In short, the buyer also acted in a way that investor could not judge anything. Once all these things were confirmed, the investor decided to sign biyana with seller and gave him Rs. 1 crore as token money. The investor now started day dreaming and thought that he will make this money and keep it invested in the business and will get his principal amount out of the business. So, in this way he had thought that his business was established. Now he was waiting for the deal to mature and he to earn money and one month passed. He then went to property dealer and the property dealer guaranteed him that it is taking a bit more time but the deal would close in next 7-10 days. Those 7-10 days also passed and the investor started to get worried when he went there and checked price of land. When he checked price of land, he came to know that the price of land was Rs. 55 million to Rs. 60 million. This was the time he had known that all his life savings were gone. He went to the property dealer and asked him that he should be given back the money but the property dealer told him that the buyer has backed out and now he had to arrange Rs. 80 million which in any case he would not have been able to arrange. This was a fraud when was done with a poor person because and all his life savings were looted. He was not able to go to court or police because he had given biyana and the other party would say that he should make full payment and in that case firstly he was not in a position to do so and secondly if he was in a position to do so he would be losing double the amount. So, this is a new fraud which is being introduced and i highlighted it because you can be safe from it.
