First Wholesale Deal $27K | How He Fought Back When They Tried To Cheat Him
In this interview, Nate breaks down how he made $27,000 on his first real estate wholesale deal — and how the buyer and seller later tried to cut him out of the payday. This wasn’t some perfect beginner story where everything went smooth. Nate didn’t have a big buyer list. He didn’t have years of experience. He didn’t have all the paperwork, rent rolls, taxes, insurance, or property details upfront. What he did have was enough knowledge to take action, have conversations, get a contract signed, and stay in the middle of the deal long enough to get paid. The wild part? This deal started from a random conversation with a cable guy. Nate asked him if he wanted to rent a house. The cable guy said no, but mentioned his landlord owned a bunch of properties and wanted to sell. That one conversation led Nate to tired landlords who had owned properties for over 30 years and wanted to unload 36–37 rental houses. Nate met them at Starbucks, used the contract he learned from my content, and got the deal moving. Then he found the buyer through another conversation while looking at an off-market property. The buyer turned out to be connected to a hedge fund group buying up properties in Cincinnati. Nate got the property information together, stayed in the middle, walked the houses with the buyer and seller, and helped push the deal forward. Watching videos is not the deal. Going to seminars is not the deal. Downloading contracts is not the deal. Those are tools. The money comes when you actually talk to people, make offers, follow up, build relationships, and put deals together. Nate’s story is a perfect example of how simple conversations can turn into real estate opportunities. But it’s also a warning. If you’re wholesaling, you need your paperwork right. You need to protect your position. You need to stay involved. And you can’t assume everybody is going to do the right thing just because you brought the deal together.
