In this video, I'll show you 6 examples of why Palm Springs Real Estate is different. These are also my most recent sales as a Palm Springs Realtor and very typical of what can happen in escrow and before. Whether you are thinking of buying or selling a home in Palm Springs, I'm going to be taking you behind the scenes to show you exactly how to navigate the unique challenges of the Coachella Valley. From leased land to leased solar to HOAs and short term rental rules, Palm Springs real estate can pose unique speed bumps that can easily derail deals. And that's even before you throw appraisers that don't like flips into the mix. A lot can go wrong unless unless you are working with an experienced Palm Springs Realtor. Here's a quick overview - scroll down for the chapters. SOLAR LEASES CAN COMPLICATE REAL ESTATE DEALS It's pretty common these days for homes in Palm Springs to have solar panels. Some even have power wall backups too. Sometimes the solar panels are owned by the seller and those just transfer with the property. Often the new owner will need their own service contract and monitoring. Other times, panels are leased and those leases will need to be assumed by the new buyer. Most of the solar companies have made that process reasonably smooth and some escrow companies assist in the process. The trickiest variable is when a monthly lease is converted to a pre-paid lease. That happened on one of the sales in this video making the transaction more difficult to close. APPRAISERS CAN KILL DEALS - PARTICULARLY FLIPS One of the biggest challenges in flipping a home in Palm Springs is how the listing agent handles the appraisal. (Cash sales may not require an appraisal as part of the deal.) As a best practice, it is highly advisable for a listing agent to be prepared with a list of improvements the seller made, permits and receipts if applicable. This can assist the appraiser in understanding the value. SELLING A PALM SPRINGS AIRBNB Many of the homes listed for sale in Palm Springs are active short term rental properties listed on either Airbnb or VRBO. That often makes access very challenging - particularly when buyers are often in town for only a few days at a time and the property may have guests. Both as a Palm Springs buyer's agent and listing agent, I know how frustrating this can be. A lot of times these are the homes with the longest days on market in Palm Springs. Worse yet, some owners who are selling a Palm Springs home only list them in the summer time when they have no bookings. And, of course, that's when fewer buyers are looking! I was able to get it into escrow in ten days and it closed 45 days after the sellers signed the listing agreement with me!
