There is one tax that people don't price, don't understand, and usually discover after tens or even hundreds of thousands of shekels have been written off: the improvement levy. Neither an improvement tax nor a purchase tax, but rather the improvement levy, the silent tax that hides behind plans, building rights, construction clearances, extensions, and unusual uses, and can appear at the exact moment when you are sure the deal is already closed. In this episode, we break down the issue from the ground up without talking nonsense or embellishing reality: what is the improvement levy, when does it apply, why does it exist, how is it calculated, what is the difference between the day the plan is approved and the day it is implemented, and why the demand you received is really not necessarily the end of the story. We also talked about what really interests those involved in a transaction: How is it possible that a charge of 230,000 NIS is reduced to 50,000 NIS, or that a charge of 217,000 NIS is reduced to 31,000 NIS, why in dozens of cases the levy decreased by 40% to 70% after the change in approach, and how it happens that between 65% and 95% of counter-assessments end in a reduction. But this is not a chapter just for sellers, buyers must also understand this, because When an excessive improvement levy requirement appears at an advanced stage, it can change the seller's economic viability, delay signing, create conflict, and in some cases even blow up a deal that already seemed closed and, worse yet, cancel a deal after signing. If you are about to buy, sell, invest in, or transact in an urban renewal complex, this is a chapter you simply cannot afford to miss. A practical chapter based on real transactions with tools that can save a lot of money and, most importantly, a lot of mistakes!
