Receiving possession of a property we purchased off-plan can be a magical moment or even a nightmare if we don't pay attention to some details. That's why conducting a property inspection is crucial. Some problems are visible and others are not. That's why in today's video, I want to help you with 18 TIPS FOR INSPECTING A HOME OR APARTMENT OFF-PLAN. Bring some items to the inspection to help you, such as: Square; Cell phone charger; Light bulb and socket; Marbles; Tape measure or measuring tape; Bucket; Cell phone with a good camera; Paper and pen. TIP 1 – DESCRIPTIVE MEMORANDUM – Check that everything is as promised, including finishes and customizations. It includes information about the property's waterproofing, materials, brands, etc. TIP 2 – ROOM MEASUREMENTS – Use a measuring tape to check the dimensions of each room. It's common for rooms to be smaller than advertised, such as a pillar that's missing, or a beam sticking out of the wall. If there's a difference greater than 5%, don't accept it. TIP 3 – DOORS - Open and close all doors and check the locks. Pay attention to details, check for damage to paint, hinges, door trim, etc.; TIP 4 – ALUMINUM WINDOWS AND FRAMES - Check for scratches, damage, or sealing issues, whether they're closing or making noises, whether aluminum windows with integrated blinds are working, and whether tracks are not obstructed, etc.; TIP 5 – PLUMBING - Test all valves and faucets. Watch for signs of leaks, especially under sinks and in the trap. Test toilets, especially those with cisterns. TIP 6 – ELECTRICAL INSTALLATIONS - Test all outlets and switches. Make sure everything is working properly and free of dirt. Check that the distribution panel is labeled, that the outlets are not stained with paint, etc. TIP 7 – DRAINS - Check that there is no debris or construction debris in the drains. TIP 11 – PAINTING - Check for flaws, excess, and irregularities on walls and ceilings, whether in the paint or spackle. Bring a flashlight to help; TIP 12 – CEILINGS AND LININGS - Examine the paintwork and look for moisture stains and irregularities. Check the flatness of the drywall if there are problems installing light fixtures; TIP 13 – SKIRTINGS - Check that they are properly installed and aligned, without loosening, whether polystyrene, wood, PVC, porcelain, etc.; TIP 14 – CRACKS, FUSSURES, AND CRACKS - If you notice cracks, report them immediately, as they may indicate structural problems. Even if they are not, they can still devalue your property; TIP 15 – LEAKAGE - Be aware of moisture marks, especially in critical areas such as windows and walls shared with bathrooms, exterior walls, and walls of single-story houses.
