A New Benchmark For Oceanfront Values on Amelia Island | JUST SOLD 8200 Residence Court
We’re pleased to share the successful sale of 8200 Residence Court, a transaction that represents more than just a closing—it marks a meaningful milestone for Amelia Island’s real estate market. When we were entrusted with the sale of this home, we immediately recognized an opportunity to lead the market rather than simply follow it. Over the past three years, only four oceanfront homes over 6,000 square feet have sold on Amelia Island, averaging approximately $900 per square foot. The Miller Group represented three of those sales, giving us deep familiarity with this segment of the market. While each was a beautiful home, most reflected older construction and design standards. 8200 Residence Court stood apart as one of the few recently constructed oceanfront residences on the south end of the island. Given that buyers have consistently demonstrated a willingness to pay a premium for newer construction, we believed this property offered value beyond what historical Amelia Island sales alone could capture. With that conviction, we broadened our pricing analysis to include neighboring luxury markets that buyers naturally consider alongside Amelia Island—most notably Ponte Vedra. While it’s often assumed that Ponte Vedra commands significantly higher values, that perception is frequently overstated. In fact, in 2022 Amelia Island set the pricing record for not only Nassau County, but across all of Northeast Florida, including Ponte Vedra. Since then, Ponte Vedra has continued to set records, continually increasing their oceanfront values with each sale. Over the same time period, Amelia Island hasn’t seen similar activity. Our analysis suggested this wasn't from a lack of demand, but because comparable modern homes have not come to market. We believed 8200 Residence Court was capable of competing with Ponte Vedra homes and we incorporated appropriate Ponte Vedra comps along with Amelia Island comps. The result validated the strategy. The home sold for $1.5 million above what Amelia Island-only comparables would have suggested. An independent appraisal—incorporating both Amelia Island and Ponte Vedra sales—fully supported the value. The sale set a new record price per square foot for oceanfront homes on Amelia Island, nearly doubling the recent historical average and establishing a new benchmark for the market.
