Low Hot Water Pressure And Low Hot Water Temperature - Plumbdog Plumbing Perth
In this video Richard from Plumbdog Plumbing is called out to a property where they are experiencing poor hot water pressure and low hot water temperature. Richard quickly identifies the issue to be a tempering valve fault and goes about his business in replacing the valve which increases the pressure and allows for the temperature to be increased and set at 50 degrees at the taps. This property in Thornlie has a Rheem Stellar 360. Richard removed the front panel to get the details and check for stickers from other plumbers to see if it has been serviced before. [0:34] Seeing that there is no service stickers from other plumbers, the hot water system has been probably running for around seven and a half years. As the water is not hot enough and losing pressure, he checks the tempering valve right away. It’s responsible for maintaining the temperature to 50 degrees but also controls the pressure. [1:18] He notices that it is all calcified, which only means that it needs to be replaced, as per manufacturers they should be replaced ideally every 5 years. [2:10] Checks – Have you heard this rumbling sound coming out of your hot water system? It’s a sign you’re due for a major hot water service. He also checked the water temperature inside of the property, which was not exceeding 43 degrees as opposed to the allowed 50 degrees. Richard provided the options for the client but in the meantime, they opted for replacing the tempering valve due to the cost difference of the major service for the hot water system with where the tank is located. He replaced the standard blue top tempering valve with a high-performance orange top one which temporarily solves the client’s temperature and pressure issue for now. The long-term solution is still a major service. After replacing the valve he goes and check all the taps and the temperature to make sure they are now reaching the standard heat allowed.
