Why Future San Miguel Buyers Should Rent First | Honest Advice from a 15-Year Agent
If you're a future San Miguel de Allende buyer, someone seriously considering a purchase but not ready to commit yet β this is the conversation no other agent will have with you. After 15 years selling real estate in foreign markets, my answer to 'should I rent first?' is the same every time: yes β 100% of the time. READY TO HAVE A REAL CONVERSATION ABOUT MOVING TO SAN MIGUEL? π https://go.mikefanelli.com/optin-5657 ββββββββββββββββββββββββββββ WHY RENTING FIRST IS NON-NEGOTIABLE When you live in your hometown β Dallas, Toronto, Phoenix, anywhere β you know it. You know the neighborhoods, the noise levels, the traffic patterns, the pace of life. You've spent 20 or 30 years building that knowledge. When you arrive in a new market like San Miguel de Allende, none of that knowledge transfers, and the cost of getting it wrong is enormous. You may think you want Centro HistΓ³rico. Centro is magical β walkability, restaurants, cafΓ©s, views of the Parroquia. But Centro also means traffic, buses, motorcycles, festivals, and church bells that mark every hour of every day. Some people love that energy. Others discover three months in that they cannot live with it. The only way to know which type of buyer you are is to live in it first. ββββββββββββββββββββββββββββ HOW LONG SHOULD YOU RENT? My strong recommendation: at least three months. A week-long Airbnb visit is enough to fall in love with a place, but it's not enough to feel the daily rhythm β the 3 AM saint's day festivals, the rainy season, the morning traffic, the noise patterns of your specific block. Three months in one neighborhood, then ideally a second three months somewhere else, gives you a real comparison. Some buyers know within a week that Centro isn't for them. Others rent for six months and decide they want to live further out β on the golf course in MalanquΓn, in Ventanas, in Los Frailes β where life feels completely different. The renting process IS the discovery process. ββββββββββββββββββββββββββββ NEIGHBORHOODS TO EXPLORE BEFORE YOU BUY Each San Miguel neighborhood has a distinctly different character, and the only way to know which fits your lifestyle is to live in them. Some areas worth experiencing as a renter: π Centro HistΓ³rico β Walkable, vibrant, historic; closest to the Parroquia, restaurants, and culture π¨ Guadalupe β The city's art district; flat walk to Centro; quieter residential pockets π³ San Antonio β A short walk from Centro; mix of locals and expats; greener and more residential π Balcones β Hillside views; closer to the city but with a quieter, more nature-immersed feel β³ MalanquΓn / Ventanas β Outside the historic core; golf, more space, less foot traffic πΏ Los Frailes β Wide streets, larger lots, popular with expats wanting more peace and quiet The right neighborhood for you depends entirely on whether you prioritize walkability, quiet, views, social life, or land. There is no "best" neighborhood β only the right one for how you actually want to live. ββββββββββββββββββββββββββββ CHAPTERS 00:00 β The Most Common Question I Get 00:29 β Why Local Knowledge Doesn't Transfer 00:55 β The Reality of Living in Centro 01:23 β Why I Always Recommend Renting First 01:43 β How Long Should You Rent?
