Reflecting this, signs of change are being detected in the local real estate market, which has been in a prolonged slump. Reporter Son Jun-su covered the scene. [Report] A commercial building near Songjeong Market in Gwangju. After being vacant for three years, it recently found a new tenant. Following the announcement of the Jeonnam-Gwangju Semiconductor Cluster development project, a company from Seoul moved down to Gwangju and signed a lease for the commercial space. [Kang Dae-pil / Representative of Real Estate Investment Firm: "Usually, when people move into a commercial space, they stay for about 10 years, don't they? Since the semiconductor cluster is moving at a great pace, they likely moved in thinking there would be a significant short-term effect."] A sales office preparing for the move-in of approximately 400 apartment units by the end of next year, located a 15-minute drive from the Gwangju Military Airport. Even on a weekday afternoon, visitors continue to flock to the site. It is reported that not only were phone inquiries increasing, but the number of contracts signed in the past four days exceeded the total accumulated over the previous six months. [Kim Eun-seong / Representative of a Sales Agency: "Inquiries have increased, but there is also a trend of existing customers who were interested in the site visiting frequently due to issues regarding semiconductors and the relocation of the military airport."] Changes are also being detected in actual apartment sales. Looking at the volume of apartment transactions during the 15 days following the announcement of the semiconductor cluster, while the total volume of apartment transactions in Gwangju decreased compared to the same period last year, only Gwangsan-gu among the five districts saw an increase of 12.6%. In particular, transactions were concentrated in areas adjacent to development, such as six neighborhoods in Gwangsan-gu surrounding the military airport and Maruk-dong in Seo-gu. Land transactions also increased in parts of nearby Naju and Jangseong. Expectations for the presale market have also grown. The Gwangju apartment presale outlook index for this month, surveyed by the Korea Housing Industry Research Institute, stood at 88.2, an increase of 32.6 points from last month, marking the largest rise in the nation. Inquiries regarding the sale and rental of logistics warehouses and offices are also increasing.
