I've sold real estate on Chicago's North Side for 24 years and lived here for 27, and I've been in more of these bidding wars than I can count, on both sides of the table. So when I say the Chicago real estate market is brutal right now, I'm living it every day with my buyers, not reading a headline. Here's what I cover: Why the market got this competitive: the North Side is sitting at roughly one to one-and-a-half months of inventory versus five to six in a balanced market, so homes in Lakeview, Lincoln Park, Andersonville, Uptown, and Roscoe Village move in days with 10 to 20 offers. Why "just offer more" can be the wrong advice, and how the offer-more game has a ceiling: your wallet. Strategy 1: target the right homes that have been sitting, and how to tell a fixable listing problem from a real one. This got my buyers a home for $25,000 under asking. Strategy 2: see the off-market and private listings most buyers never even know exist, so you're competing with two or three offers instead of twenty.
