[Anchor] Driven by expectations of price increases in non-regulated areas and the boom in the semiconductor industry, apartment prices in Dongtan continued their steep upward trend, rising by more than 2% in just one week. The upward trend in Dongtan is also showing signs of spreading to the entire southern Gyeonggi region, including nearby Byeongjeom in Hwaseong and Suji in Yongin. Analysts suggest that liquidity, often referred to as "semiconductor-driven liquidity," is flowing into the housing market. Reporter Jung Hyun-woo reports. [Reporter] The "leading complex" located right next to Dongtan Station. A standard 84㎡ unit traded for 2.2 billion won this month, setting a new record high. "Near-leading" complexes are rapidly catching up. 84㎡ units that traded in the high 1.5 billion won range last month have surpassed 1.7 billion won this month, and asking prices have soared to around the 2 billion won mark. Apartment prices in the Dongtan area, which rose by 1.98% last week, are showing signs of a rapid surge this week, further widening the rate of increase to 2.22%. With prices skyrocketing every week, the cumulative year-to-date increase for apartments in Dongtan-gu stands at 9.57%, the highest in the nation. As home prices often rise sharply even after a sales contract is signed, there is a surge in cases where homeowners cancel contracts, even at the cost of compensation. This week, apartment prices in Suji-gu, Yongin, continued their upward trend in the 0.4% range, while Giheung-gu, Yongin, and Yeongtong-gu, Suwon, rose in the 0.3% range. Under these circumstances, there are predictions that the government will soon impose triple regulations, including land transaction permits, on non-regulated real estate areas such as Dongtan and Giheung.
