As 5 Etapas dos Imóveis CAIXA: Entenda Antes de Comprar

Do you know the difference between CAIXA's 1st Auction, 2nd Auction, Open Bidding, Online Sale, and Direct Online Sale? In this video, I clearly explain how the 5 stages of CAIXA's property sales work, from the first auction to the Direct Online Sale. You will understand how the bidding process works, where to submit your offer, how the winner is determined, and what precautions to take before buying. 🏠 The 5 modalities presented in the video: 1️⃣ 1st Auction SFI The property is initially offered based on its appraised value. The bidding usually takes place on the auctioneer's website, with bids open to interested parties. 2️⃣ 2nd Auction SFI If the property is not sold in the first auction, it may proceed to a second auction, generally with a value related to the debt and expenses of the contract. 3️⃣ Open Bidding Interested parties submit proposals through the auctioneer's website. The highest valid bid wins, respecting the minimum value and the rules stipulated in the auction notice. 4️⃣ Online Sale The bidding takes place directly on the CAIXA Real Estate Portal during the defined period. If there is more than one proposal, participants may compete for the property, and the highest valid offer will be the winner. 5️⃣ Direct Online Sale The property remains available for receiving proposals on the CAIXA Real Estate Portal. In this modality, the minimum advertised value usually corresponds to the final acquisition value, provided that the proposal meets CAIXA's conditions. ⚠️ Before buying a CAIXA property, check: ✅ If the property is occupied or unoccupied; ✅ If it accepts housing financing; ✅ If it allows the use of FGTS (Brazilian employee severance fund); ✅ Who will be responsible for paying the ITBI (Property Transfer Tax), deed, and registration fees; ✅ Are there any outstanding condominium fees, taxes, duties, or other expenses; ✅ Is there an auctioneer's commission and who will be responsible for paying it; ✅ What are the deadlines for payment, documentation, and contracting; ✅ All specific conditions stipulated in the auction notice. A property may be occupied in any of these modalities. Therefore, do not only analyze the discount. Also evaluate the documentation, additional costs, occupancy status, state of conservation, and the real potential of the business. 📌 Important: each property and each modality has its own rules.
