In this Tucson real estate market update, we break down what’s really happening with mortgage rates, buyer affordability, home prices, inventory, days on market, price drops, and total home sales. This month’s Tucson housing market continues to feel flat, balanced, and payment-sensitive — not frozen, not crashing, just more selective and negotiation-heavy than the frenzy years. The transcript frames the market as “flat and boring,” with homes still moving and inventory continuing to balance out. March 2026 Tucson Market Stats: Homes sold for 97.8% of list price on average, or about 2.2% under asking. Median days on market was 28 days, up 2 days from last year. Average price per square foot was $231, down 1.5% year over year. Median sale price for all properties was $349,000. Median sale price for single-family homes was $380,000, up 2.7% year over year. Median sale price for townhomes and condos was $277,500, down about 1% year over year. About 48% of active listings had at least one price reduction, with a median of 18 days before the first drop. Sold homes with price drops averaged an 8.9% reduction from original list to closed price, with a median reduction of 8%. Total closed sales in Tucson for March 2026 came in at 872 homes. Total sales volume was about $390.8 million. We also talk about the mortgage rate impact on affordability. In the video, I use a $400,000 home with 20% down as an example: at 6.0%, principal and interest is just over $1,900/month, and at 6.5%, it’s just over $2,000/month — about a $104/month difference.
