ULTIMA City is a new business-class project from KORTROS Group in Moscow's Yuzhnoportovy District, currently marketed as a "city of the future." The project promises the Yuzhny Port metro station, the Moskva River embankment, modern towers, landscaped grounds, children's areas, sports facilities, a digital concierge, apartments with views, terraces, two-level layouts, and other attributes of a vibrant urban lifestyle. The official website emphasizes the proximity of the metro and embankment, as well as the project's unusual layouts and technological features. However, if you look at the project without the advertising hype, the picture is far more prosaic: as of early 2026, excavation work, foundations, basement floors, and basic monolithic work on the first buildings and parking were underway. This means that this is not a ready-made, comfortable urban environment, but the start of a large-scale construction project, which lacks the "wow" factor seen in the renderings. According to the Unified Information System of Housing Construction (UIHC), the completion of one of the buildings is scheduled for the third quarter of 2028, with key delivery scheduled for June 30, 2029. Online reviews of the project are mostly praised for its concept, architecture, proximity to the metro, the embankment, layout, and future infrastructure. However, even among the positive comments, concerns are already being raised about the density, the large number of apartments, potential traffic jams at exits, and queues for elevators. And this is an important point: today, ULTIMA City is primarily a bet on the future of the district, not a "move in and live surrounded by ready-made comfort." Therefore, the main question here is not whether the project is beautifully designed. It is expensive and impressive. The question is different: is the buyer willing to pay now for the promise of the future, understanding that in reality, they are still faced with the beginning of construction, a construction site, and an environment that is yet to change. Perhaps, in many years, this will truly become a strong point on the map of Moscow. But for now, ULTIMA City is more a story about anticipation and a long horizon than about a finished reality.
