South Korea’s First Generation Mixed-Use Apartment Is there a first-generation mixed-use apartment in Euljiro, Jung-gu, Seoul, an area that is once again drawing attention from young people under the name "Hipjiro"? The protagonist of today's story is a 59-year-old apartment situated atop a commercial building that resembles a back alley in Hong Kong. Located atop the seventh building of the Seun Sangga complex designed by architect Kim Soo-geun, this apartment was a top-tier luxury residence when it was first built in 1967, home to celebrities, politicians, and other famous figures. Bride Byun Jae-hee and husband Kwon Yong-sik, who were born a year after the apartment, travel the world collecting vintage furniture. As a result, they understood the value of old things better than anyone. They knew that well-made, high-quality items increase in value as time passes. For the couple, this 59-year-old apartment was an undeniably attractive living space. For Jae-hee, who worked as an interior design expert until around the age of forty, and Yong-sik, who majored in fine arts, renovating this apartment was akin to excavating an artifact. How was this space, which was made even more special by its age, transformed? Unlike the exterior, which retains its old-fashioned appearance with security bars and an old front door, the couple's home features a tastefully renovated interior. With ceilings that easily exceed the average apartment height of 2.4 meters, the walls were painted entirely in a turquoise hue. This design effectively highlights the furniture with stories placed throughout the space. Furthermore, the flooring was finished with terracotta tiles—clay fired without glaze—adding a warm touch. The secret behind why this space, measuring approximately 33 square meters (about 10 pyeong), looks so spacious lies in the ceiling... While clearing away the ceiling that had originally been blocked off, the couple discovered a surprising fact: a 1-meter space was hidden within a large amount of ceiling debris. Of course, since the space was secured, the sprinkler pipes had to be moved upwards, requiring a major renovation to drain all the water from the seventh floor, but it was well worth it. Afterward, the couple, thinking of ways to utilize the increased ceiling height, built a loft bed made of suspended steel structures to fulfill their dream of an attic. The cozy bed, accessed by stepping onto a 6mm-thick steel storage unit, has become a favorite spot for the couple. However, the couple says they love more than just the bed; their space is practically a furniture museum, featuring works ranging from those of world-renowned designer Hans Wegner to Ingwe Ekstrom. The downstairs bedroom, the center of the space, utilizes a three-panel steel sliding door to allow for both isolation and communication with the outside, while the hinged door in the bathroom serves as a wall to block out the exterior. Even in a small space, the couple has successfully separated areas using doors and walls. The couple has renovated their old apartment to host gatherings with artists and invite acquaintances from various countries, creating a salon culture. This is because, unlike the 100-year lifespan of concrete, we were able to see the potential of older apartments in a reality where they are demolished and replaced by new ones after just 40 years.
