The Secret Weapon To A Successful Construction Project: A Solid PreConstruction Process
I was laughed at and ridiculed. When I first started developing our preconstruction process all the other builders that I knew thought it was a waste of time and that it would not help us at all. They said nobody would pay for planning their project and that my responsibility should be to get the job and start it as quickly as possible and then give the Client change orders for all the allowances that were in the budget because 90% of decisions were still not made when we started construction. They said the best way to run a job to get into construction as quickly as possible so that the client had to sign your change orders if they wanted what they want even though the price always went way over the original estimate and the clients were always super stressed out and frustrated by the end of the job because of how much more it cost and how much longer it took. They told me that I shouldn’t try to be an architect, and that the architects would get Defensive and wouldn’t recommend us because we were trying to be the designers. But I disagreed because that’s not what preconstruction is all about. Preconstruction is about helping the architects, and the clients make decisions as efficiently and effectively as possible because the entire success of a construction project depends on the success of the preconstruction process. If a preconstruction process is successful, it produces the vast majority of the decisions made by the client and the architect a fixed schedule with a fixed budget. Very few allowances or things that have not been figured out way before construction starts. And it produces jobs that have 1/10 as many change orders, vastly fewer delays caused by late decisions, late materials, or changes from the client or the architects. And it produces happier, clients and happier architects, who know that their projects are being built as they designed and not by some renegade builder who builds what is easy. Now we have arguably the best preconstruction process in the industry, and the majority of our clients come to us because of our preconstruction process. Because it makes them comfortable, secure, and part of every conversation, every decision that affects the quality and cost of their project.
