Follow our explanation to understand how the four main construction regimes work and discover who is truly responsible (and bears the financial risk) in each of them: Contract: The builder undertakes the work for a fixed or adjustable price (such as the INCC). The risk of the execution budget lies with the builder, who may be contracted only for labor or for labor and materials. Management (or Cost Price): Here the value of the work is only estimated. The buyers bear the full cost and assume all the risks of cost variations (such as increased material costs) throughout the project. The developer receives only a fee to manage the construction. Fixed Price: The developer handles all the planning, calculates costs based on the Gross Sales Value (GSV), and sells the unit at a fixed price. The price cannot be altered due to unforeseen events during construction, and the risk rests with the developer. Guaranteed Maximum Price: An interesting hybrid model where a spending ceiling is established. If the construction is completed for a lower value, the builder keeps the difference as a bonus; if it exceeds the ceiling, they bear the loss.
