Italy's Strade Vicinali Problem Is Worse Than We Thought
🇮🇹 Buying a House in Italy? The Hidden Cost… ACCESS ROADS! 😳 Our Rural Road Problem in Italy - The Truth About Strade Vicinali If you’re dreaming of buying a house in Italy, renovating a farmhouse in Le Marche, or starting a new life in the Italian countryside… you NEED to watch this video. There’s a hidden cost that no one warned us about — the access roads. Welcome back to Italy Lifestyle! We’re renovating our farmhouse in Cingoli, Le Marche, and today we’re sharing a crucial part of rural Italian living that’s rarely mentioned: 👉 Who actually owns the road to your house? 👉 Who pays to fix it? 👉 What happens when the road isn’t public? Whether you're moving to Italy, planning a renovation, or searching for Italian property, this is essential information. 🚧 The Reality of Rural Roads in Italy Our home is surrounded by stunning hills and vineyards — but reaching it is another story. We have two access roads: 1️⃣ A short, steep, unpaved track that becomes a mudslide when it rains. 2️⃣ A longer road used by tractors, full of ruts and potholes. When we asked the Comune for help, we learned the road is classified as a strada vicinale — not private, not fully public, but shared by neighbours under “uso pubblico.” ➡️ Meaning: everyone uses it, but no one is fully responsible for fixing it. To make things more confusing, some neighbours believe they own the road, citing servitù di passaggio (right of way). Even locals who have lived here forever are unsure of the law! 🏛️ What the Italian Law Actually Says According to the Italian Highway Code: ✔ If the public uses a road — even if it’s on private land — the Comune must oversee its safety. ✘ BUT the cost of maintenance usually falls on the residents… unless the road is officially classified as public. And in small rural towns? Budgets just don’t stretch far. We were quoted: 🔹 €7,000 — to repair our main access road 🔹 €20,000+ — to fix the steep road on our property …with the possibility of even more costs if ground reinforcement is needed. This was a hidden cost we never expected when we bought our farmhouse. 🚑 Why This Issue Matters This isn’t just about convenience. It affects daily life: • Postal deliveries refused • Rubbish bins located far from the house • Difficulty for builders and delivery trucks • AND the biggest concern — emergency access 🇮🇹 Thinking of Buying a House in Italy? Always check: ✔ Road ownership ✔ Access rights ✔ Maintenance responsibilities ✔ Realistic costs ✔ Local politics around “strade vicinali” It could save you thousands — and a lot of stress.
