We are going to separate this video into 4 steps, in the first one I will show you what the project we are going to use as a base is like, in the second step we will talk about the cost of this house so you know HOW MUCH IT COST TO BUILD A HOUSE, in the third step we will show you how to save on your construction project and in the fourth step, we will try to save even more. Usually what people do is ask for a value per m² of the region or of the CUB, which is a state average that Sinduscon discloses, for example, this house is classified as normal standard in the CUB. This is a house with a USEFUL AREA = 84.44m², but the value we should consider is the BUILT AREA = 95.86m² because it includes walls, overhangs, etc. The value of m², as of March 2025, in the state of RJ, is R$2,776.69. However, this value does not include projects, BDIs, foundations, walls, taxes, etc. If you use this number as a basis, the house would cost R$266,173.50, which is not the real amount you will spend on this house. Adding up the costs, we have the value of materials and labor for the house alone: ​​R$282,000.022 + the value of the wall: R$73,232.66, + taxes with social security: R$3,413.07, so we would spend R$358,645.95. To reduce the value of the house, the first thing we can do is reduce the value of the house, so we spend less in every way, including taxes. If we remove the slab, we also save a lot of money, but I will keep the house with a slab and not a roof and lining to keep the house the same in the comparison. First, we can adjust the value of the wall. If we use structural masonry or ecological bricks, we save a lot on forms, concrete, steel and we can even leave it without plaster and paint, which means the value of the wall drops to R$40,635.14. We can even use a pre-cast concrete wall, but it would be a little more expensive. By making these adjustments and with the help of a professional accountant, it is possible to reduce the value of the INSS by up to 73%, thus dropping it to R$921.53. Another significant change was changing the construction method for structural walls, which can be made of ecological bricks, monolithic EPS panels or even ICF. This greatly reduces costs with concrete, steel, forms, labor and even plaster thickness, which in this case I also changed to smooth plaster or plaster to save on preparation for painting. I also changed the standard of finishes and countertops, changed the front door to a simpler model and only varnished the interior doors, changed the standard of the countertops to a simpler granite, removed the plaster lining, left the exposed slab and changed the exposed roof, which costs R$30,052.11 - 13.32% of the value of the work, to a waterproofed slab that cost R$18,453.05 - 10.08% reduction of R$11,500.00. In short: We went from a cost of R$358,645.95 to R$250,841.72, which represents a saving of R$107,804.23, around 30% on the entire project. We can still save a little more in the fourth part of the video. We can remove the plaster from the walls if we are using structural walls, which would cost R$231,096.29, R$20,000 less, generating an overall saving of R$127,000. We still have the option of building the house without a slab, but if we use fiber cement tiles, the house may get a little hot and make noise, and a sandwich tile or thermo-acrustic tile will cost around the same as a slab, but it can be left without a lining. We can also leave bathrooms without tiles, with coverings only inside the shower. Adding all this up, we would be able to maintain a house worth around R$220,000.00, around 40% savings overall.
