HYPOTÉKA na nákup pozemeku a výstavbu domu
Purchasing land and subsequently building a house is one of the most common reasons for taking out a mortgage, second only to buying an apartment or a house. In this video, as a mortgage specialist with over 15 years of experience, I answer the most common questions I receive from clients during our meetings. KEY QUESTIONS: Can we cover everything with a single mortgage, or do we need two? Answer: Unless you’re buying a building lot that already has a house plan, you’ll need two mortgages. The bank needs to know what will be built on the land—how big the house will be, what materials will be used, and what the floor area will be. Without a plan, the bank has nothing to go on. What does the bank need for both the land purchase and the construction? You don’t need a building permit right away for a construction mortgage. That will be one of the conditions for drawing down the loan. You must show the bank parts of the project documentation—floor plans, cross-sections, elevations, and the site layout. You also need to show how much you estimate the construction will cost. How does drawing down and repaying the mortgage work? It depends on the structure of the deal and the specific bank. One bank might say, “Build something with your own funds first, then we’ll send an appraiser.” Another bank might allow you to draw down up to 100 percent of the land’s value—or even 120 percent—up front. During construction, you only pay interest on the amount drawn down. So if you draw down one million out of ten, you pay roughly 3,500 CZK per month. The more money you transfer from the mortgage to your account, the more your monthly payments will gradually increase. You don’t pay the full monthly payment until the entire mortgage has been drawn down. Why start as soon as possible? Plots of land that I could have bought 10 years ago for 1.5 million now cost 4.5 million. A house that would have cost me 4 million 10 years ago now costs 10 million. We can’t clone land, and building materials and labor will only keep getting more expensive.
