RECENT FRAUD BY REAL ESTATE DEVELOPERS | Scam by Developers & Property agents in Pakistan

In this video we will share with you a recent fraud or scam being done by real estate developers and real estate agents. The severity of matter is that they are doing it currently and reason for sharing this video is that no one should get struck in this scam in Pakistan. We will tell you all about this scam and then if you unfortunately got struck in this scam, we will suggest you ideas how you could get rid of it. This scam is about high rise buildings or apartment buildings in Pakistan. Real estate builders in Lahore and Islamabad, Pakistan are doing this fraud very aggressively these days. They are selling apartments at very high rates. The rates are as high that they are even higher than the rates by 2-3 times that of the landed property. They are giving attractions that they are going to give lots of additional features in that apartments which is not true. The two online real estate giants of Pakistan zameen and graana are pursuing this fraud and are making lots of money. Average return that they are charging are 20-25 times of their investment so the Return on Investment that they are making is too high. The way they are able to get this objective is through continuous advertisement as they are able to trap clients who are not clear on the calculation or are not able to do calculations. They also give baits like rental returns though they have already taken huge amounts which are almost non refundable. In order to get yourself safe the first thing you should consider is that you should not consider such projects even if you get lots of attractions from them in their advertisements or through their sales representatives. Secondly, if you are struck up in any such investment of property, you should consider getting out of it by approaching your property dealer. They normally give 5-8% commissions on selling these projects and the amount is given to the property dealers only when they get the apartment booked. If they give you back their commission which they can if you are regularly investing with them, you can get out of this scam by just paying 1-2% of the total cost of the project. Lastly, please don't invest in any such project. If there is any apartment building which is sells their project at realistic costs, you can consider investing in it but if any apartment building charges so high it doesn't make any sense at all.
